El Cerro is a 1,440 hectares farmland property from our portfolio that is located in the department of Rivera in northern Uruguay, 15 km from the Brazilian border.
Situated 3.6 km southeast of national road 6, and 23 km away from Vichadero, the closest town, El Cerro is accessible from Montevideo in five hours by car via national road 3 or in one hour by plane. Its proximity to Villa Lucero, our largest property, allows for operational efficiencies between the two locations.
El Cerro’s 1,100 hectares of pastures make it particularly suitable for cattle rearing. We currently lease the farm to a third-party cattle operator, which provides our investors with a steady annual rental income that balances the risk profile of their six-farm portfolio.
To support the cattle operation, the farm is well equipped with a range of infrastructure, including newly built cattle facilities (two sets of cattle docks, chutes, pens, and corrals, and a cattle bath), two barns (total 550 sqm), horse stables, a water system with distributed water troughs, 24 km of peripheral fences, 15 km of internal electric fences, and two km of internal roads. The farm also includes living spaces with twelve bedrooms and solar PV panels.
El Cerro is well-suited for further development, particularly with regenerative cattle grazing techniques that have the potential to boost the farm's yield and long-term valuation by improving soil quality.
An additional opportunity exists to plant eucalyptus trees on the property. This would increase the forest reserve and provide shade and shelter for cattle, while also benefiting the local ecosystem.
